Longview Estates Limited are applying to Cork City Council for planning permission for a Large-Scale Residential Development at lands at Longview, Ballyvolane, Cork, with a total application site area of approx. 7.62 ha (6.34 ha net developable area). The principal application site is located within the broader Longview development on the eastern side of the Ballyhooly Road, north of Cork City.
Permission is sought for a Large-Scale Residential Development which, in summary, will consist of the following:
- Construction of 262 no. residential units as follows:
- 54 no. apartment units in 2 no. 4-storey blocks (A & B), consisting of 33 no. 1-bedroom apartments and 21 no. 2-bedroom apartments. All apartment units will be provided with private open space in the form of balconies/terraces.
- 14 no. duplex units in 3 no. 2-storey blocks (C, D & E), consisting of 14 no. 2-bedroom units. All duplex units will be provided with private open space in the form of balconies/terraces.
- 194 no. 2-storey houses, consisting of 24 no. 2-bedroom units, 136 no. 3-bedroom units and 34 no. 4-bedroom units. Each house will have an associated rear private garden.
- A proposed creche of 452.7 sq m.
- Provision of 383 no. car parking spaces across the development site (inclusive of accessible parking spaces) and 148 no. bicycle parking spaces for residents and visitors of the scheme, provided throughout the development site.
- Landscaped public open space amenity areas (approx. 14,362.1 sq m total).
- A series of communal open spaces associated with the proposed apartments, duplexes and houses, provided in the form of landscaped areas located in the vicinity of these units.
- New vehicular, pedestrian and cycle connections to the recently completed access road.
- All associated site development works, services provision, infrastructural and drainage works, internal access roads, homezones, cycle and pedestrian infrastructure, provision of ESB substations, bin stores, public lighting, landscaping and boundary treatment works.
The application contains a statement setting out how the proposal will be consistent with the objectives of the Cork City Development Plan 2022–2028.
The application may be inspected online at this website, or at the offices of the Planning Authority during its public opening hours. A submission or observation in relation to the application may be made in writing to Cork City Council on payment of the prescribed fee of €20 within the period of 5 weeks beginning on the date of receipt by the Authority of the application, and such submissions and observations will be considered by the Planning Authority in making a decision on the application. The Planning Authority may grant permission subject to or without conditions, or may refuse to grant permission.
